DESCRIPTION
This is an excellent family home and it is certainly one that we know buyers will fall in love with. There is so much that will appeal – we are big fans of the cul de sac position and the fact that the only passing cars are to the neighbouring homes. The space is excellent – it is a very deceptive home from the front and various extensions over the years now provides accommodations that covers an impressive 2,400 square feet. As soon as you walk through the front door, the large entrance hall provides that impression of the space. The stand out room in our opinion is the kitchen/diner and it is easy to see why this is the hub of the home. The conservatory extension provides the perfect dining spot and french doors in both the kitchen and dining area that take you out to the terrace, ensures that this area flows perfectly. The kitchen was re-modelled in 2018 and provides ample wood work surface space and plenty of prep area. There is a double sink and integrated dishwasher, as well as space for a range cooker. The island has the benefit of a breakfast bar with four chairs and there is also space for a large fridge freezer. Importantly, there is a utility room which is home to the tumble dryer and washing machine – the ideal spot to keep such appliances when you have open plan and entertaining space. A double butler sink in the utility room is great if you have pets and plenty of muddy boots, whilst there is also a door that takes you into the garage. Another feature that catches your eye is the karndean floor which flows through the kitchen and dining area and also in the sitting room. The sitting room is a great size, measuring 23 x 14 and with a double aspect, ensuring that it benefits from plenty of daylight. We like the fact that just like the kitchen, there are french doors take you out to the terrace. To the front of the home, there is a double aspect playroom – ideal for storing toys and closing off when you have guests, or indeed for teenagers that need that second tv room. The study will appeal to many buyers who will have the need to work from home more regularly in the future. The ground floor space is completed by a cloakroom.
On the first floor, the five bedrooms are as equally impressive as the ground floor space. The master suite sits over the garage and hallway and measures 19 x 13. There is ample space for wardrobes and there is a door through to the wet room. The remaining bedrooms are all really good sizes, three of them with built in storage, whilst the smallest bedroom measures 11×10 so there is no single bedroom to be concerned with and is perfect for a growing family or if you have guests that come to stay. The first floor accommodation is completed by the family bathroom. We think that the outdoor space works really well too. The wrap around garden ensures that there is plenty of sun throughout the day. The triple French doors to the rear lead to the terrace which is the perfect spot for a BBQ, table and chairs and a fire pit. The raised lawn provides that green aspect, whilst the fencing and hedges gives you that privacy and there is also a large garden shed. To the front, there is space to comfortably park four cars on the brick paved drive.

LOCATION One of the key features of this home is the excellent residential position. We love the fact that Orchard Close is a cul de sac located just off the Balcombe Road and therefore easy access to Haywards Heath station. Train times to London Bridge and Victoria are approximately 50 minutes, whilst Brighton is around 20 minutes to the south. Also close by are Sainsbury’s and Waitrose. A range of bars and restaurants can be found at The Broadway whilst an extensive range of shops are located at The Orchards. For schools, Harlands Primary is within walking distance, whilst Warden Park Secondary is located in Cuckfield and Oathall Community College is in Haywards Heath. There are great places to get out and explore from Haywards Heath, National Trust facilities are located locally at Wakehurst Place and Nymans Gardens, with Sheffield Park less than 15 minutes by road whilst the town is surrounded by picturesque villages such as Cuckfield, Lindfield, Ardingly and Balcombe. Brighton can be found 15 miles to the south, whilst a short drive north takes you to Crawley, London Gatwick and the A/M23.
