Guide Price £1,100,000

Wonderfully presented and full of charm and character, a Grade II Listed family residence with approximately 1.5 acre of grounds located in rural setting with four bedrooms and stunning country views over farmland.

DESCRIPTION Believed to be built in the 17th century, White Lodge is a superb Grade II Listed cottage providing an abundance of charm and character retaining many of its original features, with the rear of the property providing tranquil countryside views. Exposed brick and beams, inglenook fireplaces, wood burner and an Aga set the scene to fall in love with. Open the front door and the 16 x 10 entrance hall provides plenty of space for muddy boots. A door leads into the kitchen breakfast room and in addition to the Aga, there is an electric oven and induction hob and plenty of prep space on the granite work tops. The walk in pantry is the perfect storage area, located next to the large American style fridge freezer which is included in the sale. At the end of the kitchen and leading into the conservatory is the breakfast room, whilst the more formal dining room, complete with the beautiful Inglenook fireplace, is adjoining the breakfast room. Contrasting the character of the cottage, the conservatory provides beautiful views over the grounds and beyond and with a radiator and blinds, it is the perfect room that can be used all year round.

From the dining room, there is access into the sitting room and study, both of which overlook the front garden. The sitting room has a warm and cosy feel, amplified by the wood burner and the Kardean floor, which runs throughout the ground floor. The ground floor accommodation is completed by a utility room which houses the washing machine and WC.

There are two staircases, located at either ends of the cottage, four bedrooms and two bathrooms. Currently, our clients use the second bedroom as their main bedroom, with the adjoining bedroom as a sleeping/dressing room which in turn provides access to the en-suite. One of our favourite views is the three quarter length arch window from the staircase located next to the en-suite that takes you back to the ground floor. The family bathroom has recently been refurbished and has the additional benefit of a luxury walk in shower with Aqualisa power shower. Bedrooms three and four overlook the rear, with bedroom four currently used as an office.

The mature grounds are a major feature of White Lodge and extend to approximately 1.5 acres. Enjoying a favoured south and westerly aspect, there is a vegetable garden, a former stable which is now the garage and is split into two sections. Adjoining the garage at the rear are two further storage rooms. We are advised that there is lapsed planning on the garage to turn into residential use. In front of the garage, the brick paved in and out drive provides ample parking. The garden backs onto the farmland behind, with regular wildlife visible all year round.

LOCATION Cinder Hill sits in a rural position and lies equidistance between Haywards Heath and Lewes. Those seeking a commuter service would opt for Haywards Heath where trains to London Bridge and London Victoria are from 47 minutes. Despite its rural setting, the A272 at North Chailey links to the A/M23 to the west and on to the national motorway network; the A275 via Lewes connects to the A27 coast road to the south. Haywards Heath provides a wide range of shopping facilities, whilst the historic town of Lewes provides a vibrant array of independent shops and places to eat. Locally, one of our favourite places to eat is The Five Bells country pub located just around the corner. The rural position provides walkers plenty of opportunity to get out and explore and in addition, the Ashdown Forest just a short drive to the north. For independent schools, Cumnor House at Danehill, Great Walstead in Lindfield, Ardingly College, Lewes Old Grammar and Burgess Hill Girls are all within a twenty minute drive. More locally, both Chailey C Of E Primary and Chailey Secondary school are both rated as good.
