Dormans Park is a private residential estate located just outside of East Grinstead, on the West Sussex and Surrey border. It was built following the opening of Dormans railway station, connecting the area easily to London. Three years later in 1887 the Bellagio Estate Company bought 218 acres of farmland and woodland to build a housing development. Their vision was to create an exclusive residential area with lakes, a hotel, cricket ground, a racecourse (now Lingfield Park Racecourse) and even a toboggan slide, as well as a club house for members only of the estate. Unforttunately, The Bellagio Estate Company failed after about 10 years, so the name was changed to Dormans Park as we know it today however, the estate continued to grow steadily during the early 20th century. Today, it offers an exclusive collection of individually designed houses, both old and new, in beautiful tranquil surroundings.
Over the years, the private gated Dormans Park Estate has been a popular choice for celebrities due to its exclusivity, so much so that it can’t be seen at all on Google street view.
The estate itself has multiple roads running through it. It has its own trust with a treasurer and advisory committee to oversee the upkeep of trees, roads, and the overall running of the park.

The picturesque market town of East Grinstead boasts a number of historic buildings which provide the town with a wealth of character. There are a host of chain and local independent shops, wine bars, coffee shops and pubs. The recently opened London Road Bar and Grill has become an instant hit and the tapas restaurant, La Farola, is always a popular meeting point.
There are a number of excellent state and independent schools which bring a number of families to the local area, including Brambletye, Cumnor House, Sackville, Lingfield College and Ardingly College.
There is a variety of excellent entertainment in the town, the Chequer Mead Theatre and Arts Centre is a popular venue for live music, comedy and drama, plus a cafe/bar, function spaces and classes. The leisure centre and playing fields in the centre of the town are complimented by Chartham Park which is great for golf and gym enthusiasts. For those seeking outdoor activities, the town is surrounded by endless countryside with the glorious Ashdown Forest and Weirwood Reservoir close by providing sailing and rambling. There is also the Bluebell Railway, which connects through from East Grinstead station with services running to Horsted Keynes and Sheffield Park.
