OVERVIEW. Guide Price £425,000-£450,000. This is a superb home, perfect for anyone wanting to jump onto the housing ladder and own a house in what we think is a great part of the village.
As soon as you walk through the front door and then into the kitchen, you get a feel for the excellent finish and thought that has gone into this home. The kitchen has been extended, to not only provide a larger dining/family area, but more work surface prep space, with ample storage and integrated appliances, as well as a breakfast bar. The clever design also provides a WC, whilst the original sitting room is a great room to relax and watch TV. Doors from the family area lead you straight out to the garden, beautifully landscaped and perfect for entertaining in, with a large terrace at the end being the ideal spot for table and chairs and a BBQ. The rear gate leads you to Alma Road, meaning you can be on the High Street within a couple of minutes, whilst a pathway off Chaloner Road leads you to the fruit and veg shop. The ground floor accommodation is completed by two storage cupboards, one in the hallway and one in the sitting room, under the stairs. On the first floor, bedrooms one and two overlook the rear garden, with bedroom three and the family bathroom to the front.
The property tenure is freehold and the council tax band is C.
LOCATION. We love the position of this home on Chaloner Road. Tucked away from passing traffic and yet a stone’s throw from the bustling High Street, which can either be reached via Lewes Road to the front, or Alma Road to the rear. There are also plenty of great places to eat in Lindfield too; we recommend either The Limes or The Bent Arms, whilst not forgetting Tamasha which can be found opposite the pond. Our go to place for coffee is Lindfield Coffee Works, located on Alma Road, whilst don’t forget about Truffles Bakery which is on the corner of Lewes Road. The Common is a great spot to watch the world go by; cricket at the weekends in the summer or football in the winter. It is also the home of the bowls club. And on a Thursday evening at the top of the common, you can’t beat the Pizza van!
For schools, both Blackthorns Primary and Lindfield Primary are within walking distance, as is Oathall Community College. Importantly for commuters, the combination of a quiet village life and retaining good access to Haywards Heath station works perfectly. Published train times to London Bridge and Victoria are from approximately 44 minutes, whilst Brighton is around 20 minutes. There are great places to get out and explore from Lindfield, National Trust facilities are located locally at Wakehurst Place and Nymans Gardens, with Sheffield Park less than 15 minutes by road. Brighton can be found 15 miles to the south, whilst a short drive north takes you to Crawley, London Gatwick and the A/M23.
