Guide Price £500,000

Set on a sought after residential road within easy access of the town centre and train station, an extended home with four bedrooms and feature kitchen/family room leading to a west facing garden.

Overview. Deceptively spacious, this is an excellent family home that focuses on great entertaining space. The stand out feature for us is the extended kitchen at the rear which leads you out to the garden. Measuring 19 x 18, it is a great room to entertain in, with plenty of work surface prep area, space for appliance, an integrated fridge freezer and a four ring induction hob and self cleaning oven which was upgraded in 2021. There is space for a large dining table and the flow through the bi-fold doors into the sitting room works really well. Between the sitting room and the kitchen is the perfect spot for a cloakroom, shower cubicle and additional storage. To the front the sitting room is a good size and the feature point being the gas fire. The entrance porch is ensures that jackets and boots are out of view in the sitting room.

On the first floor, bedrooms one and four are located to the front. Both have built in storage and we think that bedroom four is still a good size room. The rear extension provides additional bedrooms sizes – bedroom two measure 16 feet in length and has built in storage whilst bedroom three is comfortably a double. The first floor accommodation is completed by a family bathroom. We are big fans of the garden, which favours a westerly aspect and therefore benefits from plenty of daylight sun throughout the day. The wide plot of this home provides a good size patio and lawn area and importantly, there is rear access into the garage. There is power in the garden, power and lighting in the garage and an electronic roller door to the front. A great additional benefit is that you can fit four cars on the drive.

The Council Tax band is D and the tenure is freehold.

Location. A key selling point of this home is the position of Meadow Lane. Located on the southern side of the town, it is a quiet residential road that provides good access into the town centre and also out onto the A23. Head north and turn onto Potters Lane and in a few moments, you’ll be at Waitrose and the indoor shopping facilities. Work is undergoing to transform the town centre and excitingly modernise the facilities on offer. For those that commute, Burgess Hill station is within a mile where trains to London Bridge and Victoria are under an hour – perfect for commuters. There are a good range of nurseries and primary schools in the town, with The Burgess Hill Academy or St Paul’s Catholic College being the choice for secondary schools. London Mead Primary is a short walk from Meadow Lane. There are plenty of countryside walks to explore, a couple of our favourites closest to Meadow Lane are Hammonds Ridge Meadows and Nightingale Meadows. You are also not far from exploring some of the beautiful local villages such as Hurstpierpoint and Ditchling, whilst a little further to the south you’ll find the South Downs National Park.
