Munnion Road, Ardingly

Guide Price £475,000

Featured in Zoopla’s ‘5 homes with exceptional extensions’ in August 2019, a truly one off family home, extended to create a superb sitting room and kitchen that takes you straight out to the garden. Three double bedrooms with an en-suite to the master, excellent specification and a southerly aspect garden.

DESCRIPTION We are often told that for a house to work for someone, it has to feel like a home and suit the needs of the owner on a daily basis. This home on the favoured southerly side of Munnion Road captures that and is simply stunning and easy to fall in love with. A quite brilliantly thought through extension programme has create a wonderful family home that we know buyers will fall in love with. Featured on Channel 4’s Ugly House to Lovely House, it was also recognised by Zoopla in August 2019 for their ‘5 homes with exceptional extensions’ and by The Mail Online Property section ‘Extension Envy’.

There is an abundance of charm and style that we love, which focuses on entertaining space and making the most of the southerly/westerly aspect garden. Designed by the late, award winning architect Will Alsop, the extension provides the hub of the home, a 27 x 15 room with an arched aluminium roof and bi folds that lead you out to the garden. The arched roof amplifies the sense of space, with a height of 12 feet, combining the and the beams perfectly. The kitchen area provides ample prep space with wood block work surfaces and an island to congregate around. The island houses the butler style sink with storage below, a built in dishwasher and also incorporates a breakfast bar. The parallel work surface to the island accommodates a range style cooker with storage to either side. Off the kitchen is a useful pantry, where the boiler is also located. Elsewhere the sitting room boasts a striking wood burner and the two sets of bi folds and the four port hall windows (a signature feature of Alsop’s work) perfectly allow the correct amount of daylight in.

Another key feature we are taken with is the large front door which provides the glimpse into the extension at the rear. The wide entrance hall enhances the open plan feel and provides access into the three bedrooms. An original feature that our clients kept is the parquet floor, which flows from the entrance hall and into bedroom two. Bedroom one includes an en-suite shower room, with all three bedrooms having a view towards the front garden. The bathroom is modern with white brick style tiles amplifying the slick touch throughout this home. The garden flows perfectly from the extension, with the decking covering the width of the home. The lawn area provides plenty of space and there is also a large timber shed. Behind the shed is a parking space.

LOCATION Munnion Road is a quiet residential road and hugely popular within the village. For those that enjoy the outdoors, there are plenty of public footpaths on your doorstep to explore and make the most of. Ardingly reservoir has a thriving activity centre and is nearby. Stroll up the road and pop into The Fellows – our favourite bakers, where the apple and cinnamon croissants are out of this world. One of our go to pubs in the area is The Gardeners Arms – the food is excellent (we highly recommend their H&W Burger!) Further up the road is Wakehurst Place which is part of the National Trust. There is St. Peter’s C of E primary school within the village which has a good rating on ofstead and also Ardingly College, one of the very best independent schools in the South East. A short drive takes you into the beautiful village of Lindfield which provides a more comprehensive range of village facilities. Haywards Heath station with its commuter service to London Victoria and London Bridge in under an hour is just over three miles to the south.
