Selling your house can be daunting, and confusing, particularly if this is your first time doing so.
Fortunately, we’re here to help. Below, we’ve summarised the key steps to selling your property.
Steps to Selling your Home
Think like a buyer
Take a step back from your property and imagine you’ve never viewed it before. Be critical; is the garden tidy? Could the front door benefit from a lick of paint? Go inside and repeat the process.
Invite Move Revolution to critique
Once you’ve created your own to-do list, have one of our estate agent’s advise on what they think should be done before putting your house up for sale. We will spot minor details that could make a big difference to the price.
Get a valuation
When our estate agent gives you a price, ask what influenced the figure.
Agree viewing times with us
Work with your Move Revolution agent to agree when and how viewings should take place. Often, buyers prefer the agent to conduct the viewings, which takes some of the pressure away from you too. When it comes to times, try not to be too restrictive. We’re available to conduct evening and weekend viewings so, where possible, make the most of this to sell your home quickly.
Get a quote from one of our recommended solicitors
This will give you an idea of how much to budget for. Most sellers won’t require a solicitor until a buyer is found, but doing this now will mean less panic when you start to get offers and it gives the solicitor more time to apply for your title deeds for example.
Negotiate offers
When the offers come in, your Move Revolution estate agent will work hard to negotiate the best buyer for you. For some, this means the highest price, for others, it could be the person that can move in the soonest.
Talk to your solicitor
Once a sale has been agreed, let your solicitor know that Move Revolution will be in touch. You solicitor should then send you the forms to complete; it’s important you read and return these as soon as possible so paperwork can be issued to the buyer’s solicitor.
Talk to removal companies
Now is a good time to get a quote on removal. You should have a rough idea of the date but, as a tip, Friday’s tend to be the busiest so try to avoid this if possible.
Monitor the sale
If you’re selling with us, our Sales Progressors will be in touch at this stage to discuss timescales and ensure the sale runs smoothly through to completion.
Move out
On the day you move, your solicitor will receive the balance of the completion money and your estate agent will hand the keys to your buyers.
Tips for Selling your House
Spruce up the front of the property
Make the house look as inviting as possible. Tidy up any shrubbery, sweep the driveway and paint the front door and garage.
Declutter the rooms
Sort through your belongings and throw away anything you don’t need. Not only will this make your move even easier, it’ll allow potential buyers to appreciate the size of any storage space.
Give the house a good clean
It might sound obvious, but sometimes a good scrub of the carpets can deter a potential buyer from suggesting they need replacing. Gleaming windows and a tidy bathroom also make a huge difference.
Don’t forget the garden
When you’re tidying, don’t forget to give the garden some TLC. Even cosier gardens can look appealing with a few pots and plants. If your garden is larger, utilise your furniture to showcase its potential for entertaining.
