There is often a huge sense of relief when an offer is accepted on a home. After weeks of preparing a property, arranging viewings and negotiating the best possible outcome, it can feel as though the hardest part is over. In reality, one of the most important stages of the moving journey is only just beginning.

The period between agreeing an offer and completing the sale is known as sales progression. It’s a stage that many buyers and sellers don’t fully see, yet it often determines whether a move reaches a successful conclusion. Behind the scenes, solicitors are carrying out legal work, mortgage lenders are processing applications, surveyors are completing inspections and buyers and sellers are making plans for their next chapter.

Bringing all those moving parts together requires more than simply following a process. It requires communication.

Every Move Is Different

One of the things I love most about my role is getting to know the people behind every move.

Every client has their own story. Some are buying their very first home. Others are relocating for work, moving closer to family or downsizing after many happy years in the same property.

Moving home rarely happens at a quiet moment in someone’s life. It’s often tied up with a new job, a growing family, a bereavement or a fresh start, and that means clients can feel emotional and in need of support long before completion is anywhere in sight. Getting to know someone properly, and building a genuine relationship with them, means I understand what they need and can support them in the right way throughout the moving process.

After all, property transactions are never just about houses. They’re about people.

Keeping Everyone Moving Forward

One of the biggest misconceptions about sales progression is that it’s simply about chasing solicitors.

The reality is very different. A successful move relies on everyone working together. Buyers, sellers, solicitors, mortgage advisers, surveyors and estate agents all play an important role in helping a transaction reach completion. My role is to keep communication flowing between everyone involved, making sure questions are answered, expectations are managed and potential issues are identified before they become bigger problems. The best transactions are built on collaboration, with experienced professionals communicating openly and working towards the same goal so clients benefit from a smoother, more confident moving experience.

The Human Side Of Moving Home

As exchange and completion approach, emotions naturally become heightened.

By this stage, removals may have been booked, mortgage offers are progressing, children may be changing schools and families are preparing for one of the biggest moments in their lives. It’s completely understandable that people feel anxious, and this is often where communication becomes just as important as administration. Because I’ve taken the time to build a personal relationship with each client from the start, they know exactly who to call and that I already understand their situation. That familiarity counts for a lot at a stage when emotions are running high.

Sometimes my role is explaining what is happening behind the scenes. Sometimes it’s providing reassurance when everything is progressing exactly as it should. Sometimes it’s helping different people within a property chain understand one another’s circumstances. One of the biggest lessons I’ve learned is that successful moves rarely come down to one person making a huge compromise. More often, they come from everybody being prepared to give a little.

Helping people understand the bigger picture can often make all the difference.

The Conversations You Never See

Much of sales progression happens quietly.

Phone calls with solicitors. Updates with mortgage advisers. Checking searches and enquiries. Speaking with buyers who simply need reassurance. Supporting sellers who want to know everything remains on track. Most of these conversations are never seen by our clients, and in many ways, that’s exactly how it should be. If people feel informed, supported and confident throughout their move, then we know we’ve done our job properly.
